ABOUT HAMMOND LAKE ESTATES
INTRODUCTION Lot owners in Hammond Lake Estates and Hammond Lake Estates developments 1, 2, 3, 4, 5, and 7 are entitled by virtue of their property deed, to membership in the Civic Association of Hammond Lake Estates. The eligible homes are as follows:
WHAT ARE HAMMOND LAKE ESTATES? The Detroit based Houseman Spitzley Corporation began the Hammond Lake Estates development in 1954. Click here to see the map that shows how they completely surrounded the lake with this development. Hammond Lake is a privately owned body of water with no public access. No lot owners of any other development, no matter what the development is called, can have deeded access, to Hammond Lake. Hammond Lake Estates developments comprise a total of 82 lakefront lots and 88 off lake lots.
WHAT IS THE CIVIC ASSOCIATION OF HAMMOND LAKE ESTATES? The Association was incorporated in 1954 as the legal successor to the Houseman Spitzely Corporation to maintain the deed restrictions and to administer the common areas of Hammond Lake Estates. The Association obtained title to lots 91 and 106 in 1959. These lots contain the Association beach and boat launching areas and provide access to the lake from North and East Hammond Lake Drives. The purpose of the Association, as stated in Article II of its bylaws is:
Only lot owners in Hammond Lake Estates and developments 1 through 7 are eligible for Association membership. Lot owners are required to pay annual dues to become members. Membership entitles lot owners access to the Association beach and boat launching area, the right to vote and hold Association office, and to attend Association meetings and social events. WHAT ARE THE DEED RESTRICTIONS? Every lot owner should receive a copy of these restrictions upon taking title to their property. A few of the more pertinent restrictions are as follows:
WHO ARE THE DIRECTORS OF THE CIVIC ASSOCIATION AND WHAT ARE THEIR DUTIES? Association affairs are conducted b a Board of Directors who serve without compensation and are elected for staggered terms up to three years. Elections are held on the second Thursday of May, at the Association's annual spring meeting. Association members with any questions, problems, or suggestions are encouraged to contact the director responsible for the specific area or to contact the Board President.
