        ABOUT HAMMOND LAKE ESTATES

 

 

INTRODUCTION

     Lot owners in Hammond Lake Estates and Hammond Lake Estates developments 1, 2, 3, 4, 5, and 7 are entitled by virtue of their property deed, to membership in the Civic Association of Hammond Lake Estates.  The eligible homes are as follows:

bulletKemp - 1901 (at corner of Lakewind)
bulletLakeward - all homes
bulletLakewind - all homes
bulletMiddlebelt - all homes on East side between N. Hammond Lake Dr. and Square Lake Rd.
bulletNorth Hammond Lake Drive - all homes
bulletSouth Hammond Lake Drive - all homes
bulletSpinnaker Lane - all homes
bulletSquare Lake Road - all homes on north side between E. Hammond Lake Dr. and Middlebelt

 

WHAT ARE HAMMOND LAKE ESTATES?

     The Detroit based Houseman Spitzley Corporation began the Hammond Lake Estates development in 1954.  Click here to see the map that shows how they completely surrounded the lake with this development.  Hammond Lake is a privately owned body of water with no public access.  No lot owners of any other development, no matter what the development is called, can have deeded access, to Hammond Lake.  Hammond Lake Estates developments comprise a total of 82 lakefront lots and 88 off lake lots.

 

WHAT IS THE CIVIC ASSOCIATION OF HAMMOND LAKE ESTATES?

     The Association was incorporated in 1954 as the legal successor to the Houseman Spitzely Corporation to maintain the deed restrictions and to administer the common areas of Hammond Lake Estates.  The Association obtained title to lots 91 and 106 in 1959.  These lots contain the Association beach and boat launching areas and provide access to the lake from North and East Hammond Lake Drives.

     The purpose of the Association, as stated in Article II of its bylaws is:

  1. To improve and protect property values of the members of the Association;

  2. To uphold and enforce the deed restrictions as recorded for the Hammond Lake Estates Subdivisions;

  3. To develop and administer lots 91 and 106 for the joint use of all members of the Association;

  4. To maintain the water quality of Hammond Lake; and

  5. To promote fellowship of the members of the Association.

     Only lot owners in Hammond Lake Estates and developments 1 through 7 are eligible for Association membership.  Lot owners are required to pay annual dues to become members.  Membership entitles lot owners access to the Association beach and boat launching area, the right to vote and hold Association office, and to attend Association meetings and social events.  Membership dues should be mailed to the Treasurer of the Association.

WHAT ARE THE DEED RESTRICTIONS?

     Every lot owner should receive a copy of these restrictions upon taking title to their property.  A few of the more pertinent restrictions are as follows:

bulletBuilding plans for all new structures must be approved in advance of construction, in writing, by the Board of the Civic Association of Hammond Lake Estates.
bulletSewage shall be disposed of through a septic tank or system which complies in all respects with requirements of the State of Michigan and every department thereof.
bulletThe owner of each lot shall keep the lot in a neat appearance at all times.
bulletThe use of a motor boat (i.e. one which contains or has attached to it any motor or engine of any character, including both inboard and outboard motors) upon Hammond Lake is absolutely prohibited.
bulletNo lot shall be used to provide or permit access to Hammond Lake by any person or persons other than:  (1) the owner or owners of lots in Hammond Lake Estates #1 through 7; (2) the immediate family of said owner or owners; (3) the domestic servants and the invited guests of such owners and the immediate family of such guests.

 

WHO ARE THE DIRECTORS OF THE CIVIC ASSOCIATION AND WHAT ARE THEIR DUTIES?

     Association affairs are conducted b a Board of Directors who serve without compensation and are elected for staggered terms up to three years.  Elections are held on the second Thursday of May, at the Association's annual spring meeting.  Association members with any questions, problems, or suggestions are encouraged to contact the director responsible for the specific area or to contact the Board President.  For a list of the Board of Directors, click here.
